The cottage is situated on the Ayarpatta hill and is just above Jim Corbett’s house which is now owned by the Dalmia family. The upper mall is along side. Close by is Sherwood College. Raj Bhawan Nainital is around two kilometers away. Aurobindo ashram is around one and a half km away. Three km away is Barapathar on the Nainital – Kaladungi road where rock climbing training facility is available. Around 6 km away is Kilbury which offers wonderful vistas of the Himalayan ranges.
Many people visiting us hardly go down to the town and the Mall road of Nainital which is around 2 km away. There are wonderful walking trails around the cottage, chief among them the picturesque walk to Tiffin Top which has a meadow and also offers a panoramic view point called Dorothy’s Seat. It is also possible to play a game of golf at the mini golf course alongside the Raj Bhawan which is quite adventurous due to the undulations. You also have the option to just laze around or sit around a bonfire.
A quaint, easily accessible and comfortable cottage located in the poshest neighborhood in Nainital on the Ayarpatta hill near Naini Retreat. A few minutes’ drive up the meandering roads leading up from either Tallital (South end) or Mallital (North end) of the Mall road and you come up to the cottage with the best hill side view of picturesque surroundings. Pucca motor able roads lead to the cottage. There is ample parking space available. The facility is suitable for those with their own vehicle.

A two side covered verandah provides ample opportunity to take in the atmosphere in the mornings and evenings. The lawn outside can be used to bask in the sun or simply as a children’s play area. The cottage offers complete privacy, the entire premises is yours to enjoy.
The cottage is ideal for those who want to live in a town but still want to be close to nature. It is situated on a hill where there is very less construction activity as most of the land falls under a reserved forest area. It is also close to one of the most famous tourist attractions of Nainital to which tourists usually have to trudge on foot or horseback from the Mall road. This is Tiffin Top or Dorothy Seat as it is also called. James Corbett’s house is situated nearby. So is Sherwood College, one of the most prestigious boarding schools of the country.
The stay can be best enjoyed by taking nature walks which are possible on easy walking trails, some of which are unpaved. There is ample opportunity for bird watching and short treks.

- We offer to give you two extra beds. The extra bedding is on par with the regular one and includes new mink blankets.
- A resident cook is available at your service to cook as per your convenience. You will be charged for the ingredients only for any other meal apart from breakfast which is inclusive in the tariff package.
- You are welcome to use the fully operational kitchen. There is no charge for LPG usage. You can also stock up the refrigerator available as you want.
- We provide both hand and bath towels and also wood for barbecues if needed. (The wood however is chargeable).

How to Reach Cottage
1) From the Kaladungi road - Less than one km short of Nainital look out for Barapathar road check point. From here there is a steep road going to the Ayarpatta hill on your right. Take the road and continue on it till you reach St Xaviers School. Enroute you will pass St Leonard villa so you will know you are on the right road. Our cottage is just below St Xaviers. This road is easy to follow.
2) This is the route from Tallital in case you come from Kathgodam. You will enter Nainital from the Tallital side. You will find the bus stand in front of you. Take the straight road to Governor house (do not turn to the right for the Mall road). From Governor House continue to Sherwood College. Once you reach Sherwood College the road will continue upwards. Follow it and when it starts to go downhill stop after around 50 meters when you see the board of St Xaviers School on your left. Our cottage is right below it (Naina Nivas).

There is a third route from the Mall road which is the shortest but it is best you try that once you have visited our cottage as you may get confused. From the Mall road proceed to Manu Maharani, from there take the road to Naini Retreat. Just short of Naini Retreat there is a tea stall (near the NCC office) and a concrete road on the right. Take it and it will turn first left and then right and you will see our cottage on the immediate left. Please drive on first gear on this road.
